Our team was retained to provide complete interior design services related to 1646m² of interior space. This fit-up of 77 Metcalfe Street, Ground & 12th Floors included the interior renovation of the entrance lobby & reception, fitness gym, yoga studio, men’s & women’s shower rooms, office, vestibule for café, and open cafeteria/ presentation area on the ground floor. The 12th Floor included the interior renovation of the hallways and corridors, conference room, washrooms and kitchen.

Hay Design was to fit-up the Ground and 12th Floor into two separate phases to meet the Client timelines. Phase 1 included the office and vestibule, and Phase 2 included the entrance lobby & reception, fitness gym, yoga studio, the men’s & women’s shower rooms, and open cafeteria/ presentation area. It was essential to maintain or exceed barrier-free accessibility codes, national and provincial building codes.

A constraint of the project was that the Client wanted to use the existing shower room footprint to re-design the men’s and women’s shower rooms so that the entrances into them were from the same corridor side. However, this created challenges as there were protrusions from the existing base building elements that made the women’s shower room very tight, and since accessibility needed to be maintained, it required that creativity had to come into play.
layouts which were very tight and ensuring that sight lines into these shower rooms were not visible from the corridor space. For the men’s shower room, it was difficult to do this with the space given, and so, a creative solution was to install a curtain on the inside of the shower room to control the visibility. The Client was happy with this approach.

Our team created two detailed concepts including renderings of the entire floor and key spaces and samples of various finishes proposed. The two design concepts pushed the limits of standard office design by using new patterns in the flooring, fun colours and a mix of materials (laminate, tile, carpet, paint, etc.). Hay Design used their creative thinking to push the limits on standard office design and create an office space that was inviting and exciting.
